A cost-effective solution

If you’re a landlord, you may need to conduct a dilapidation survey to pinpoint any damages caused to your property due to the tenant’s failure to fulfill their lease obligations. Once the damages are identified, tenants are given the opportunity to either fix the issue or compensate the landlord for any financial loss incurred.

On the other hand, as a tenant, you may receive a dilapidation claim from your landlord at the end of your lease. This document outlines areas where you may have failed to meet your lease obligations. However, navigating this can be complex due to various factors, such as reviewing the lease, assessing the building’s condition, and determining the appropriate remedy for any breach.

Dilapidation Claim

Yellow Interiors is well-equipped to handle schedules of dilapidations and collaborates with Chartered Building Surveyors to manage all aspects of the dilapidation claim form. They specialize in the initial collection and insurance of the claim, all the way through to the return of the property with the claim settled by both parties to the lease.

Full Dilapidation Service

  • Review of the lease documentation with a RICS surveyor

  • Complete a dilapidation inspection of the premises

  • Price up the response to the dilapidations schedule prepared by the RICS surveyor

  • Liaise with the landlords legal team for issuing the schedule

  • Undertake the works if required and produce a fully quantified

  • Schedule for the surveyors and legal team

  • Review of the schedule served by the landlord with a RICS surveyor

  • Complete a dilapidation inspection of the premises

  • Price up the response to the dilapidations schedule prepared by the RICS surveyor

  • Liaise with the tenants legal team for undertaking works if required

As well as supporting you with your survey and claim, we can then take care of the refurbishment works. We help with complete strip outs through to minor repairs and decoration.
